Douglas Development proposing two 6-story buildings off Rhode Island Ave NE





Douglas Development is proposing a 295-unit, two-building residential project at 805-809 Channing Place NE, near the Rhode Island Ave metro stop on the red line.

According to a presentation to Advisory Neighborhood Commissioner-elect Joe Barrios, who posted the documents on his website, Douglas is planning to replace the two warehouses with two buildings connected by a bridge, which itself has a rooftop pool on it (because why not). Building A will provide 156 residential units and Building B will provide 139. The plans show a mix of studios, one- and two-bedrooms. Each building has a green rooftop deck, and the plans show the buildings' aesthetic as "sophisticated industrial."

In addition the building will have what the plans label as a communal lounge, a yoga studio and fitness area, and a juice bar.

The plans also show a dog park, a bike repair station, open to the public, and an electronics charging station where passersby can juice up their cell phones.

The project is a matter-of-right development, which means it does not need to apply for exceptions from the D.C. Board of Zoning Adjustment and could move through the approval process fairly quickly.
