DC's board of zoning adjustment has approved the construction of a 10-story, 133-unit, mixed-use apartment building at 4th and L NW.
The project, from Blue Skye Housing, Paramount Development and Ellisdale Construction, needed to go to the zoning board to build fewer than the normal required parking spaces and to get approved for variances related to roof structures and loading zones.
The building will have 6,000 square feet available to a retail tenant on the ground floor, balconies for some apartments, and a roof deck. There will be one level of below-ground parking with 22 spaces.
Currently on the site of 1031 4th St NW are three vacant rowhouses and some parking lots, of which Mount Vernon Triangle has plenty. (Part of the rationale for not providing the full complement of parking spaces at the building is that there are 800 spaces in nearby parking garages.)
The local Advisory Neighborhood Commission voted unanimously to support the project, and the BZA approved the project July 8.
No pricing was immediately available for the new construction.
