New condos are coming to Columbia Heights, at 14th and Quincy NW just across from The Red Derby.
"We just got the permit [to build] this week," says principal Ilya Zusin, whose company Zusin Development, along with partner Sivan Properties, is leading the project at 3707 14th St. NW. The buildings previously on the property, used as a motel, had been classified as blighted since 2012, city records show. They were razed last year.
Zusin is in the process of selecting a contractor to build out the new structure, which will be four floors of condominiums above a 7-11 convenience store.
Sixteen of the condos will have two bedrooms, two baths, and the other four are one-bedrooms with dens, averaging 950 square feet each. "We took a look at the market, did some extensive research, and noticed there was a demand for the two-bedrooms."
Groundbreaking could happen as soon as a month from now.
