A mixed-use building at 2537 Pennsylvania Avenue SE is totally ready to go, minus a builder. Currently a vacant lot in the Hillcrest neighborhood, the land, approved permit, and plans went on the market last month for $1.45 million.
Bryce Rowland, listing agent for the JBR Group at Coldwell Banker Residential Brokerage, says the project calls for a five-story building with 26 residential units and two retail spaces on the first floor, as well as both surface and underground parking.
Of the 26 units, 22 are two-bedrooms and four are one-bedroom. Of the four one-bedroom units, three come under the city's Inclusionary Zoning law, which requires them to be built for lower-income tenants or buyers. (Rowland said the builder will decide if the residential units are rental or condominiums.)
The property is located in Ward 7 in the L’Enfant Square commercial district of Hillcrest. “The building is in an established neighborhood but on a major thoroughfare where we are seeing a lot of commercial redevelopment,” said Rowland.
As the District becomes more attractive, he continued, more people are moving in and the demand for housing is increasing.
“As the center of the District becomes more expensive, building is increasing further from downtown,” said Rowland, who points to Petworth and Brookland, two neighborhoods that have become popular thanks to lower housing prices compared to downtown.
