Six new rental units at Georgia Avenue and Kenyon St NW will hit the market in just over six months, says developer M.J. Berman of
Boundary Street Development.
The existing building on the site was a 3,000-square-foot, single-family, six-bedroom house on a big lot. The building has been gutted in preparation for building an addition to the original house in order to fit in six two-bedroom, two-bath apartments, each 1,100 to 1,200 square feet.
"We're not keeping any of the systems or finishes of the old building," Berman says. Instead, the apartments will be finished similarly to another Boundary Street project, the
Logan Lofts on 11th Street NW.
Berman hasn't determined how much the rental units will go for yet. According to website Rentometer.com, two-bedroom apartments in a 3/4-mile-radius from 715 Kenyon St NW usually run about $2,000 per month.
City records show that 715 Kenyon St LLC on behalf of Boundary Street Development purchased the property in 2012 for $625,000. Demolition began almost immediately, but Boundary Street was only granted its permit to build the addition last week.
In six months when the property is, if not finished, at least ready to show off, "I'll be ecstatic," Berman says. "It's an exciting neighborhood and an exciting time to be in the neighborhood. There's a lot of new projects being built. There's a lot happening on Georgia Avenue. I think there's going to be a lot of new residents, and that's going to lend energy to the commercial strip."
