Six large condos are nearing completion on Sherman Ave NW.
The buildings, located at the intersection of Sherman and Park and now known as
Park Row, are built on a former vacant lot and should be available for sale soon, says real estate agent Phil Di Ruggiero, co-founder of
GreenLine Real Estate. (The units, which will be sold as condos, haven't yet been registered with DCRA and so cannot officially be offered for sale yet.)
Still, Di Ruggiero says, he expects the registration process to go through soon and the units will be available for purchase near the end of September. Construction is moving smoothly along—workers very recently finished putting up the building's brick facade—and should finish by Oct. 1st with buyers able to move in shortly after.
The project is comprised of three buildings, at 3413, 3415 and 3417 Sherman Ave NW. Each building contains two condo units, each with two bedrooms and a den. Di Ruggiero says that the smaller of the two floorplans takes up the bottom level of each building plus about a third of the middle floor, for a total of just over 1,250 square feet. The larger floorplan takes up the remaining two thirds of the middle floor plus the entirety of the third floor. The lower units have yards and the upper units have balconies, and each unit comes with a parking space.
Since the condos are not yet for sale, Di Ruggiero says it's too soon to begin talking prices, but "generally speaking, we understand that new construction condos in that area are going [for] $450 per square foot."
Park Row is among many new construction projects in and around
Petworth and
Columbia Heights, almost too numerous to name.
