ArtView Condos get go-ahead on U Street

A new condo building may soon begin rising at 1932 9th Street NW, thanks to a building permit that was issued in late September. The four-story "ArtView" building will have six condo units facing onto 9th Street. A separate three-story building behind that will have live-work units for working artists.
 
The developer is Paul So, founder of Hamiltonian Artists and executive officer of PT2SO Investments. Inscape Studio is the designer. ArtView is planned to be a LEED Gold building.
 
Dan Ford, executive vice president with Urban Pace, which is marketing ArtView, said the site is currently a vacant lot but he expects delivery of the building in 12 months. Ford said he will begin selling the one- and two-bedroom condos four to six months before delivery date. They are likely to be priced in the $700,000s.

The ground floor will be occupied by a retail or commercial tenant; the roughly 2,500-square-foot space has an exhaust hood for a restaurant.
 
The second building, which will be called H-Space, will have an as yet-undetermined number of live-work units for artists, as well as a space to showcase works from artists from the District and elsewhere.
 
“It’s a unique product and we’re excited to be involved,” said Ford.
