ANC blesses condos planned for 11th St SE

The local advisory neighborhood commission (ANC6B) has approved a four-story condo building proposed for 900 11th Street SE. 
 
The Capitol Hill Condominiums are being built on two adjacent lots--16,000 square feet in total. The planned 49 units will be large. According to Jeff Goins, the architect, half of the units will have two bedrooms. The rest will be one-bedrooms or one-bedrooms with dens. As part of the District's inclusionary zoning program, 10 percent of the units will be set aside as affordable.

Goins expects construction to begin in spring of 2015, and the building to be completed a year later. The project costs in the vicinity of $7 to $8 million.
 
“Capitol Hill is a good market,” says Goins. “[Developer] Madison Investments believes in the site. It is a few blocks from lots of restaurants, and across from the entrance to a major highway,” 395, at the southeastern edge of the neighborhood.
 
The site falls within the Capitol Hill Historic District, and the Historic Preservation Review Board has yet to issue its report on the project. “No final set of plans has been submitted yet,” says Sarah van Landingham of HPRB. “The staff report on the project will be based on final plans.”
