Lock 7 Development expects to begin construction of its condominium project at 2724 12th Street NE within 30 days. The townhouse-style condos are being built on a vacant lot in Brookland.
“We received a building permit” last month, David Gorman, Lock 7 Development principal, says.
The project consists of 11 two-story townhouses. Each townhouse contains two condominiums for a total of 22 condos. The units run about 1,300 square feet in size. There are two- and three-bedroom units, each with a roof terrace and its own parking space. Gorman says prices have not yet been determined.
“It’s a contemporary design. It should be an attractive addition to the neighborhood,” says Gorman.
The project has energy-efficient features, but Gorman says he is not applying for LEED certification. Among the “green” features are green roofs, Energy Star appliances, green label carpeting and storm water management practices.
Gorman expects construction to be finished by early 2016. Presales will start in late 2015, about three months before project is done.
Gorman chose the Brookland area for several reasons.
“There is a strong community feeling. It’s a very walkable neighborhood, which is one of the things we look for. And, it’s metro-accessible,” he said of a project that is four blocks from the Rhode Island Avenue Metro and a half mile from the Brookland Metro.
