Jackson Place Flats in Brookland to open sales "in next few weeks"

Jackson Place Flats, the upscale townhouse community under construction in Brookland, will begin selling units in the next few weeks, when the model condominium at 3221 12th Street NE is finished and furnished. Even though the project won’t be completely completed until September 2015, the developer, Sassan Gharai, of Bethesda-based SGA Companies, has been receiving a steady stream of inquiries since construction began.
 
“We’ve been getting three to five inquiries a week. We’re not being deluged but it’s been steady. People go to the website and then call us,” he said. “We had to decide, do we come to market early based on the calls or do we wait longer? We wanted to have a unit to show before we actually started selling.”
 
Jackson Place Flats consists of 34 attached townhouses shaped in a semi-circle. Addresses will be numbered from 3221 12th Street NE to 1200 Jackson Street NE. There is a secured 20-car-plus lot in the inner courtyard.
 
Each townhouse will be two stories high, with two bedrooms. Some will have rooftop terraces. Each unit will have direct access to the street. Gharai said floor plans are available on Jackson Place Flats’ revamped website, with details such as granite countertops in the kitchen and en-suite bathrooms and Energy Star stainless steel appliances in the kitchen.
 
Gharai said the condos will be priced from the mid- to upper-$400,000s to a top price of $530,000. The base unit is priced at $470,000.

Gharai attributed the interest in Jackson Place Flats to “a confluence of things.”
 
He pointed to the changing nature of the Brookland neighborhood, particularly its transportation link. The property is within walking distance of the Brookland-CUA metro station. “You could live there without a car and be downtown within 20 minutes,” he said.
 
Gharai, a 15-year resident of Brookland himself, called the neighborhood “nice,” with several amenities nearby.
 
Finally, he believed that the community, “compared to other new products in the city, is reasonably priced.”
 
Said Gharai, “In terms of quality and look, everyone thinks their own baby is beautiful. I think Jackson Place Flats is a very attractive property.”
 
The community has been in the works for several years. “It’s hard to believe we’re in 2014. The years start clicking by,” said Gharai. “When construction began, it was exciting to see it in reality, and not be a figment of my imagination.”
