Two new condominium buildings are almost complete at
1700 Euclid Street NW, and almost entirely sold out. Only one terrace unit is left for sale in this Capital City Real Estate development where an apartment building and corner market once stood.
"We offer a new construction, contemporary space, in a new location," says Michele Wiltse, listing agent for Stages Premier Realtors. “This area has seen plenty of new construction in the past few years and plenty on its way.”
The units range from one bedroom to two-bedroom penthouses with dens, 690 to 1577-sq-ft respectively, with basic amenities only—i.e. laundry. The low amenities, however, resulted in low fees which brought in the buyers quick—from $349,000 for one-bedroom, one-bath units to $834,000 for 2 bedroom + den/2.5 bath duplex penthouses. Parking was available at additional cost and is sold out, both covered and uncovered. All the market-rate units have outdoor space, either a balcony or patio, and the penthouse units had multiple outdoor spaces—some space on each level.
The buyers will become residents soon enough, says Wiltse. She says the buildings' estimated completion date is the end of April or the beginning of May. Three of the 19 units are not for sale and have been set aside as affordable housing dwellings.
Adams Morgan has been a hotbed of development for many years, even decades. It’s no surprise that these condo units almost entirely sold out pre-construction.
