A developer will break ground within a week on a three-story office building very near the Brookland metro.
Inle Development, a D.C.-based development company, is constructing the project at 3350 9th St NE, currently a vacant lot fronting the Metro and Amtrak tracks.
The building's ground level will have eighteen parking spaces. The second and third floors will be office space. "It will be good to have small offices there for mom and pop kind of uses," says Hashim Hassan, principal of Inle. Also, he adds, the building will provide a buffer against train noises for the residential units on the other side of 9th street.
"We are hoping to break ground within a week," he says. The 16,600-square-foot project, a matter-of-right development, will be completed in spring 2015.
Hassan says he already has some tenants lined up, but can't yet divulge who they are. Architectural drawings of the property obtained by Elevation DC imply that at least one tenant is a company called Intrangience Group LLC, but Elevation DC was unable to determine who or what Intrangience Group is. Intrangience Group is also listed as the owner of the land in the building permit that was filed.
Brookland has not historically been known as an office-heavy neighborhood, but with new developments near the Metro upping the density of the area, this project could end up being prophetic.
