The 14th Street corridor is gaining a new retail location, set for opening in May 2014.
"We're very excited about the retail aspect and that it's not a restaurant," says Bob Cohen, president of developer
Perseus Realty. "We wanted to give the people something they can use."
Perseus Realty is partnering with Ogden Capital to create a four-story mixed-use retail and office space of about 35,000 square feet where a warehouse currently exists at 1728 14th Street NW. Perseus' application to raze the warehouse was just filed last week. The two townhouses next to the warehouse at 1734 and 1736 14th Street NW will also be absorbed into the Bonstra Haresign Architects design for the new building.
No tenant has signed on to use the retail space as of yet, but a local architectural firm has already signed to move into the office space, Cohen says.
Groundbreaking will happen in two phases: first the warehouse, then the townhomes. It will begin in about three weeks. Cohen estimates another 12 months to build and the space will be "occupiable" by May 2014.
The 14th street corridor is one of the most vibrant areas of the city and one of the most recently developed. The area just south of the forthcoming Perseus development, between Rhode Island Ave NW and Massachusetts Ave NW, has recently been determined to be the
densest in the city.
